Gürsu, Konyaaltı: Neighborhood Guide for Buyers
Gürsu is one of the Konyaaltı neighbourhoods that stand out for their closeness to the seafront, their settled residential feel and a housing stock that mixes older and newer buildings. People living in Gürsu enjoy being near the sea and the promenades of Konyaaltı Beach while staying a little away from the busiest tourist spots. In this guide I look at Gürsu in detail: housing, daily life, transport, and buying or selling a home here.
For a general comparison with the district's other neighbourhoods, see the Konyaaltı Neighbourhoods Guide; this page focuses on Gürsu alone.
Gürsu: Location and Character
Gürsu is one of the official neighbourhoods (mahalle) of Konyaaltı. Its addresses stretch from Akdeniz Boulevard, which runs along Konyaaltı Beach, to Atatürk Boulevard, one of the district's main arteries. The streets between these two boulevards make up most of the neighbourhood's housing.
Akdeniz Boulevard runs directly behind Konyaaltı Beach. This has made life on the streets near the beach more pedestrian- and cycle-friendly.
You could sum up Gürsu as "close to the sea, but settled". Families who have lived here for many years, newly arrived professionals and owners who use their homes as holiday residences live side by side. The pace of life and the type of housing differ between the streets near the beach and those towards Atatürk Boulevard.
Who Is Gürsu Suitable For?
- Families who want to live near the sea: The walking and cycling paths along the beach are a real advantage for spending time outdoors with children.
- Long-term residents: A settled neighbourhood, good relations with neighbours and everyday amenities close by make Gürsu a sensible choice for living here for many years.
- Retirees: Proximity to the flat seafront promenade and quiet side streets are key attractions.
- Investors: Being near the beach appeals both to long-term tenants and to buyers looking for a second home. However, since 1 January 2024 renting out a home for tourism purposes for up to 100 days at a time requires a permit from the Ministry of Culture and Tourism; if you plan this kind of use, check beforehand whether the building and complex allow it.
- Foreign buyers: Foreign nationals can buy in Gürsu under the general rules of Turkish property law, with ownership transferred by title deed (tapu) at the land registry. Some Konyaaltı neighbourhoods have at times been closed to new residence permit registrations for foreigners, and the list is updated periodically. If you plan to apply for a residence permit based on property ownership, check the current list with the Presidency of Migration Management before you buy.
Housing in Gürsu: Older and Newer Buildings
Housing in Gürsu is not uniform. Apartment blocks built many years ago and recently completed complexes with pools can stand next to each other. This variety gives buyers a wide choice but calls for care when comparing.
| Housing group | General features | What to watch |
|---|---|---|
| Older apartment buildings | Often spacious flats, low service charges, established surroundings | Building permit date, earthquake resistance, parking and lift |
| New complexes | Pool, parking, security, designed to current regulations | Service charge (aidat), occupancy permit (iskân), management plan |
| Homes near the beach | Walking access to the sea, demand for holiday use | Summer crowds, parking, humidity and maintenance |
Even between two flats close to each other in the same neighbourhood, building age, floor, orientation and facilities can create a clear price difference. So when assessing a home in Gürsu, look at features at the level of the building and street, not just the neighbourhood name.
Daily Life in Gürsu
The beach and open space
Gürsu's biggest plus is its closeness to Konyaaltı Beach. The walking and cycling paths, cafés and restaurants along the seafront are part of everyday life for residents. The actual distance to the beach varies by street, so rather than relying on "close to the beach" in a listing, check the walking route on a map yourself.
Shopping and services
Atatürk Boulevard and the streets around it meet daily needs with grocery stores, pharmacies, banks and a range of shops. Also on Atatürk Boulevard, the 5M Migros shopping centre in Arapsuyu and the Antalya Aquarium, also in Arapsuyu, are well-known landmarks in this part of the district.
Education and children
There are private schools in the neighbourhood, as well as a nursery and day-care centre run by Konyaaltı Municipality. Enrolment at state schools is based on your registered address, so if a particular school matters to you, find out in advance which school the home's address allows you to register with.
Healthcare
There are various private practices and health service providers in the neighbourhood. For hospital care, Akdeniz University Hospital, one of the best-known institutions in the area, is located in the Pınarbaşı neighbourhood.
Getting Around from Gürsu
Atatürk Boulevard is one of the main arteries connecting Gürsu with the district's other neighbourhoods and towards the city centre, and municipal buses run along it. Müze, the terminus of Antalya's Varsak–Müze light rail line, is near the Antalya Museum at the eastern end of Konyaaltı Beach; from Gürsu you can get there by bus or car.
In summer, traffic and parking can become harder on the streets near the beach. If you drive, always check the building's parking, especially whether it has covered parking.
What to Check Before Buying in Gürsu
- Building age and earthquake regulations: Turkey's current Building Earthquake Regulation came into force on 1 January 2019. For older buildings, find out the permit date and, if needed, ask a civil engineer for a structural assessment.
- Possible urban regeneration: In older buildings, ask the building manager whether the owners have made any decision about redevelopment (kentsel dönüşüm); this affects both the price and your plans.
- Service charges: In complexes with pools, find out what the service charge covers and whether there are any arrears.
- Distance to the beach and main roads: Being near the beach adds value but can also bring summer crowds and noise.
- Views and zoning: If a flat is described as having a sea view, check with the municipality whether the view is likely to last by asking about the zoning of the plots in front.
- Title deed and costs: Check the type of title deed and any annotations; you can estimate purchase costs with the title deed fee calculator.
Selling Your Home in Gürsu
The buyer profile in Gürsu is broad: families who want to live near the sea, second-home buyers and investors may all be interested in the same listing. That is why your listing should clearly answer the questions buyers ask first, such as the walking route to the beach, parking, service charges, building age and occupancy permit.
A flat in an older building and one in a new complex are not comparable, even in the same neighbourhood. The right price comes from recent sales in buildings of similar age and features; I explain this in detail in the Konyaaltı home prices guide. To find out your home's current value, request a free property valuation, and see the steps of the sales process on the I Want to Sell My Home page.

Frequently Asked Questions
Is Gürsu close to the beach?
Yes, part of Gürsu extends down to Akdeniz Boulevard, which runs along Konyaaltı Beach. However, the distance to the beach varies from street to street within the neighbourhood; homes towards Atatürk Boulevard are further from the sea.
Should I buy in an older building or a new complex in Gürsu?
That depends on your budget and expectations. Older buildings may be more spacious with lower service charges, but earthquake resistance and technical condition must be checked carefully. New complexes offer facilities, but service charges may be higher.
Is Gürsu a good place to invest?
Proximity to the beach supports interest from tenants and buyers. Still, purchase price, building age, rental demand and resale potential should be weighed together. Remember that short-term tourist rentals require a legal permit.
How can I find out what my home in Gürsu is worth?
