Hidden costs of buying or selling property in Antalya

The price of a home is never the whole bill. When you buy or sell property in Turkey, the title deed fee, the land registry service fee, compulsory earthquake insurance and the agency fee are added on top. For foreign buyers and sellers in Antalya, these extra costs are often the biggest surprise of the whole transaction.

This calculator shows both sides side by side: what the buyer pays and what the seller pays, so you can plan your budget before you sign anything.

How it works

You enter two amounts: the actual property price and the declared sale price written on the title deed (tapu). The agency fee (2% + VAT) is calculated from the actual price for each side. The title deed fee (tapu harcı) is calculated as 4% of the declared price and, following common market practice, is shown in full on the buyer's side. A land registry service fee (döner sermaye) is added for the buyer; it is higher when a foreign national is a party and increases further for a purchase with a mortgage. DASK (compulsory earthquake insurance) is included for both sides as an average amount. For the seller, the tool links to a separate check for capital gains tax (değer artış kazancı vergisi). After the calculation you can send Şeref a written WhatsApp message with your results.
