Capital Gains Tax Calculator for Property Sales in Turkey
Capital Gains Tax Calculator for Property Sales in Turkey
Capital gains tax calculator for selling property in Turkey
If you sell a home in Antalya within five years of buying it, the profit can be subject to Turkish capital gains tax (değer artış kazancı vergisi). This calculator is for foreign owners and Turkish expats who want a clear estimate before they sell: how much of the gain is taxable, and roughly how much tax may be due.
How it works
Enter the purchase and sale dates and the prices shown on the title deed. If you financed the purchase with a mortgage, you can also enter the total interest paid. The tool then:
- treats the sale as exempt if five years or more have passed since purchase;
- indexes the purchase price with the domestic producer price index (Yİ-ÜFE) of the month before purchase and before sale, if the index rose by at least 10%;
- deducts the seller's 2% title deed fee and any mortgage interest from the sale price to find the net gain;
- subtracts the annual exemption amount for the sale year;
- applies the progressive income tax brackets for that year and shows the tax, the effective rate and the stamp duty.
Indicative calculation only. Index values, exemption amounts and tax brackets are updated by the Turkish authorities and the tool's figures may lag behind; your personal situation (other income, residency, declaration details) also matters. Please check the current official requirements or ask an accountant before filing.
