Buying or selling an apartment in Konyaaltı, Lara or anywhere else in Antalya? Before the transfer at the land registry office (tapu), you will want to know what the title deed fee (tapu harcı) and the related service fee will cost. This calculator gives foreign buyers and sellers a quick estimate in Turkish lira, based on the sale price declared on the deed.

It is especially useful if you are a foreign national, because the land registry service fee (döner sermaye) is noticeably higher when the buyer or the seller is not a Turkish citizen.

How it works

Enter the sale price and tick the options that apply: mortgage, foreign buyer, foreign seller. The tool then calculates:

• the buyer's fee: 2% of the sale price;
• the seller's fee: 2% of the sale price;
• the land registry service fee: a fixed amount that is higher if one party is foreign, higher again if both are, and doubled for a standard sale with a mortgage;
• the total title deed cost, adding all three together.

In practice the buyer and seller often agree who pays which part, so check the total against what is written in your agreement.
