Liman, Konyaaltı: Neighborhood Guide for Buyers
Liman is the neighborhood that forms the western shore of Konyaaltı, Antalya, and takes its name from the Port of Antalya ("liman" means harbour in Turkish). The western part of Konyaaltı Beach, Setur Antalya Marina, the mouth of the Boğaçayı stream and the Sarısu beaches all lie within Liman's administrative boundaries. In this guide I cover Liman in detail: beach life, housing stock, transport and what to check before you buy or sell.
If you would like to compare Konyaaltı's neighborhoods side by side first, my Konyaaltı Neighborhoods Guide is a good starting point. This page focuses on Liman alone.
Where Is Liman and What Is It Like?
Liman sits at the western end of the Konyaaltı coastline. Its boundaries cover a wide area along the shore: on one side, mainly residential streets and the buildings around Akdeniz Bulvarı; on the other, large-scale areas such as the Port of Antalya, the Antalya Free Zone and the marina. Hurma lies to the north.
The neighborhood has seen substantial residential development over the past two decades, resulting in a mix of newer and older buildings.
What defines Liman is its closeness to the sea. In summer the beach, the picnic area and the cafés and restaurants are lively; in winter the neighborhood settles into a calmer residential rhythm. There are also hotels and holiday accommodation, so permanent residents and seasonal visitors share the same streets.
Who Is Liman a Good Fit For?
- People who want to walk to the beach: from the streets near the shore you can reach the beach on foot.
- Retirees and second-home buyers: the sea, promenades and the large picnic area suit a quiet retirement or holiday use.
- Investors looking for rental income: beach proximity can increase tenant interest, but short-term letting requires a legal permit (see below).
- Foreign buyers: Liman is one of the areas worth considering if you want to live near the sea with an active social life around you.
- Boat owners: having Setur Antalya Marina inside the neighborhood is a practical advantage.
Housing in Liman
Liman has buildings from different periods side by side. Mid-rise apartment blocks are common near the shore and along the main roads, while further inland you will see complexes with pools and newer buildings. Sea-view flats, garden flats and penthouse duplexes can all be found on the same street.
Because of this variety, prices change noticeably from one street to the next. A front-line flat facing the beach and a similar flat a few streets back can differ considerably in value. I explain the factors that drive prices in my Konyaaltı Home Prices Guide.
Daily Life in Liman
Beach, picnic area and cable car
Liman's biggest advantage is its open space. The western part of Konyaaltı Beach, Sarısu Public Beach and the women-only Sarısu Women's Beach are within the neighborhood. The Sarısu picnic area, covering roughly 35 hectares, has barbecue spots, playgrounds, and walking and cycling paths, and is busy at weekends. The lower station of the cable car up to Tünektepe is also in this area; it is worth checking whether it is operating before you visit.
Around the Boğaçayı
The area where the Boğaçayı stream meets the sea is one of the neighborhood's landmarks. Antalya Metropolitan Municipality has carried out a landscaping project for the roughly 950-metre stretch of coast between the Boğaçayı Bridge and the Liman junction. Projects like this can affect how the area is used and how nearby homes are perceived, so it is worth following their status.
Shopping and everyday needs
There are many supermarket branches, pharmacies, cafés and restaurants, and a neighborhood street market (semt pazarı). Most daily needs can be met within the neighborhood.
Schools and healthcare
There are state schools as well as private schools in the neighborhood. School places depend on your registered address, so before moving I recommend checking your child's school and the nearest family health centre (aile sağlığı merkezi) based on the exact address.
Getting Around from Liman
Liman connects to eastern Konyaaltı and the city centre via Akdeniz Bulvarı, and westwards towards Kemer via the Kemer road. Boğaçay Caddesi is one of the main roads linking Liman with Hurma to the north.
Public transport relies on buses; there is currently no tram line running inside Konyaaltı. One of the rail phases planned by the metropolitan municipality will connect Konyaaltı with Varsak, so it is worth following as the route is finalised. See my Transportation in Konyaaltı guide for details.
What to Check Before Buying in Liman
- Summer crowds: streets near the beach, the picnic area or the cable car can see more traffic, parking pressure and noise in summer. If possible, view the flat in both summer and winter.
- Whether the view will last: check which rooms actually have the sea view, from what angle, and the zoning status of the plots in front.
- Building age and earthquake code: buildings here date from different periods. Ask for the building permit date and occupancy permit (iskân); for buildings permitted before the Turkish Building Earthquake Code came into force on 1 January 2019, review any documents on the structure's condition.
- Sea air and maintenance: buildings close to the shore may need more frequent maintenance of façades, balcony railings and outdoor AC units; check whether the service charge (aidat) covers these costs.
- Short-term rental rules: under Law No. 7464, since 1 January 2024 renting a home for tourism purposes requires a permit from the Ministry of Culture and Tourism, and the application requires a decision by the owners in the building. Plan your investment accordingly.
- Proximity to the stream: for plots near the Boğaçayı, it is sensible to ask neighbours and the building management about any problems during past heavy rains.
Foreign nationals can generally buy property in Turkey and hold the title deed (tapu) in their own name; residence permit rules should be checked as they stand at the time of purchase. For a general checklist, see 25 Things to Know Before Buying a Home in Konyaaltı.
Selling Your Home in Liman
The value of a flat in Liman depends less on the neighborhood name and more on its real distance to the beach, its view and the condition of the building. When setting an asking price, similar flats on neighbouring streets, building age and differences in view should be considered together. Good photos and a clear description of how close the flat is to the beach, the picnic area and the marina directly affect buyer interest.
If you would like to know where your flat stands in the market before listing it, you can request a free property valuation.
To compare Liman with nearby areas, see the Hurma neighborhood guide and the Altınkum neighborhood guide, which covers the established seaside area in the east of the district.
Frequently Asked Questions
Which neighborhood are the Sarısu beaches in?
Although they carry the Sarısu name, Sarısu Public Beach, Sarısu Women's Beach and the Sarısu picnic area are administratively within Liman. Sarısu itself is a separate neighborhood next to this stretch of coast.
Can you walk to the beach from Liman?
From streets near the shore, yes. But Liman covers a large area, so the distance depends on where the flat is; I recommend checking the real distance on a map for every listing.
Can I rent out a flat in Liman on a short-term basis?
Short-term rental of homes for tourism purposes requires a permit from the Ministry of Culture and Tourism under Law No. 7464, and the application requires a decision by the owners in the building. Renting without a permit can lead to administrative fines.
Is Liman better for living or for investment?
It can work for both. For living, closeness to the beach and open spaces stands out; for investment, the purchase price, rental demand, building features and short-term rental rules should all be taken into account.
