Altınkum, Konyaaltı: Neighborhood Guide for Buyers

Altınkum, Konyaaltı: Neighborhood Guide for Buyers
Konyaalti Real Estate Guide
2026

Altınkum is an established neighborhood in the eastern part of Konyaaltı, Antalya, with a frontage on Konyaaltı Beach. With Konyaaltı City Square, Akdeniz Bulvarı running along the coast and large parks nearby, Altınkum is one of the first places people look when they want a settled, walkable seaside neighborhood. Our RE/MAX Doors office is in Altınkum too, on Anadolu Caddesi, so in this guide I describe the neighborhood as someone who knows it well: daily life, housing stock, transport and the checks worth making before you buy or sell.

If you would like a general comparison of the neighborhoods, see my Konyaaltı Neighborhoods Guide. This page focuses on Altınkum alone.

Where Is Altınkum and What Is It Like?

Altınkum lies along the eastern half of Konyaaltı Beach, between the shore and the inland parts of the district. It is relatively small but densely built. Akdeniz Bulvarı runs along its seaward side, while Atatürk Bulvarı, Gazi Mustafa Kemal Bulvarı and Anadolu Caddesi are the other main roads through the neighborhood.

What sets Altınkum apart from fast-developing areas such as Hurma or Sarısu is its stability.

This settled character shows in daily life: streets with established local shops, apartment buildings a few streets from the beach, a seafront that comes alive in summer, and a neighborhood that is lived in all year round.

Who Is Altınkum a Good Fit For?

  • Retirees: ideal if you want the beach, parks, shops and the street market within walking distance.
  • People who want to live without a car: being able to handle most daily needs on foot is a real advantage.
  • Second-home buyers: closeness to beach life makes Altınkum attractive for holiday use.
  • Investors looking for rental income: the location near the beach and the centre supports tenant interest, though the purchase price and building condition determine the return.
  • Foreign buyers: worth considering if you would rather live in an established neighborhood near the sea than in a new complex.

Housing in Altınkum

Most homes in Altınkum are in apartment buildings from different periods. Large complexes with pools are less common than in Hurma or Sarısu; instead, flats in buildings on side streets a few blocks from the beach are typical. On some plots, older buildings have been replaced with new ones.

As a result, building age is one of the biggest price factors in Altınkum. A flat in a renovated building and one in an older building without a lift or parking on the same street can differ significantly in value. For all price factors, see my Konyaaltı Home Prices Guide.

Urban transformation (kentsel dönüşüm – the redevelopment of older, at-risk buildings) may also come up in older blocks. I explain how the process works for owners on my Urban Transformation Real Estate Advisory page.

Daily Life in Altınkum

Beach, City Square and parks

One of Altınkum's landmarks is Konyaaltı City Square (Kent Meydanı) on Akdeniz Bulvarı. The neighborhood opens directly onto Konyaaltı Beach, and the walking and cycling paths along the coast are used throughout the day. Konyaaltı Parkı is within the neighborhood, and Atatürk Kültür Parkı, known for its large green spaces, is nearby.

Shopping and everyday needs

There are supermarket chains, local grocers, cafés and restaurants, and Altınkum Pazarı is one of the area's well-known street markets. As an established neighborhood, it lets you handle most daily needs on foot.

Schools and healthcare

There is a family health centre (aile sağlığı merkezi) in the neighborhood, and schools are located in Altınkum and the neighboring areas. School places depend on your registered address, so families should confirm the assigned school by address before moving.

Getting Around from Altınkum

Altınkum connects westwards along the coast via Akdeniz Bulvarı, and to the inland parts of the district and the city centre via Atatürk Bulvarı and Gazi Mustafa Kemal Bulvarı. Bus lines run along the main roads through the neighborhood.

There is currently no tram line running inside Konyaaltı. If you want to continue to the city centre by rail, the nearest point is the Müze stop in front of the Antalya Museum on Konyaaltı Caddesi, the terminus of tram line T3. It is worth following the metropolitan municipality's rail plans to connect Konyaaltı with Varsak and, in later phases, with Lara.

What to Check Before Buying in Altınkum

  • Building age and earthquake safety: for older buildings, ask for the building permit date and occupancy permit (iskân). For buildings constructed before the Turkish Building Earthquake Code came into force on 1 January 2019, ask whether a risk assessment has been carried out by a licensed firm under Law No. 6306 on disaster-risk areas.
  • Parking and lift: some older apartment buildings have no covered parking or lift, which affects both comfort and resale.
  • Urban transformation status: find out whether the building has a redevelopment decision and whether the owners have an agreement with a developer.
  • Seasonal and event crowds: streets near the beach and the City Square can see more noise and parking pressure on summer evenings and event days.
  • Short-term rentals: under Law No. 7464, since 1 January 2024 renting a home for tourism purposes requires a permit from the Ministry of Culture and Tourism, and the application requires a decision by the owners in the building.
  • Maintenance and service charges: service charges (aidat) are often lower than in complexes, but older buildings may face shared costs such as roof, façade or plumbing renewal. Ask the management for recent decisions.

Foreign nationals can generally buy property in Turkey and hold the title deed (tapu) in their own name; residence permit rules should be checked as they stand at the time of purchase.

Selling Your Home in Altınkum

The strongest selling point for owners in Altınkum is location: walking distance to the beach, the City Square and daily needs. On the other hand, buyers ask more questions about building age, parking and earthquake safety. Being ready for these questions before listing – with the building permit, occupancy permit and any structural assessment documents to hand – makes negotiations easier.

For the general steps of selling, see my guide Selling a Home in Konyaaltı, and to see where your flat stands in the current market, request a free property valuation. As my office is in the neighborhood, viewing your flat in person is easy.

Frequently Asked Questions

Is Altınkum right on the sea?

The neighborhood opens directly onto Konyaaltı Beach, and Akdeniz Bulvarı runs along its seaward side. Not every flat is on the seafront, however; the distance to the beach depends on the street.

Can you find new buildings in Altınkum?

Yes, but there are fewer options than in Hurma or Sarısu. Most of the housing stock is apartment buildings from different periods, with new buildings replacing old ones on some plots.

Is Altınkum suitable for retirees?

Retirees often consider it because the beach, parks, shops and the street market are within walking distance. Building features such as a lift and parking should be checked separately.

Does it make sense to buy a flat in an older building in Altınkum?

The location is a strong advantage, but building age, permit date, occupancy permit, earthquake safety and urban transformation status must be examined. These directly affect both your safety and the flat's future value.
