Arapsuyu, Konyaaltı: Neighborhood Guide for Buyers

Arapsuyu, Konyaaltı: Neighborhood Guide for Buyers
Konyaalti Real Estate Guide
2026

Arapsuyu is one of the Konyaaltı neighbourhoods that stand out for their main boulevards leading towards the city centre, their commercial activity and their streets close to the sea. Well-known Antalya landmarks such as the Antalya Aquarium and the 5M Migros shopping centre are located within Arapsuyu. In this guide I look at Arapsuyu in detail: lifestyle, housing, transport, and buying or selling property here.

For a short overview of all of Konyaaltı's neighbourhoods, read the Konyaaltı Neighbourhoods Guide. This page focuses on Arapsuyu alone.

Arapsuyu: Location and Character

Arapsuyu is one of the official neighbourhoods (mahalle) of Konyaaltı, and its location makes it notable for connections between the city centre and Konyaaltı. Atatürk Boulevard, Dumlupınar Boulevard and Kuşkavağı Caddesi are among its best-known addresses. The 5M Migros shopping centre is on Atatürk Boulevard, and the Antalya Aquarium is on Dumlupınar Boulevard, both in Arapsuyu.

You could sum up Arapsuyu as "central and dynamic". Shops, restaurants, offices and service businesses line the main boulevards, while quieter residential streets begin as you move away from them. Because part of the neighbourhood is close to the sea and part is further inland, the experience of living here can vary considerably even within Arapsuyu.

Who Is Arapsuyu Suitable For?

  • Working people who want a central location: Proximity to the main boulevards leading to the city centre and other parts of the district makes commuting easier.
  • Academics and parents of students: Pınarbaşı, the neighbourhood where Akdeniz University is located, can be reached via Dumlupınar Boulevard, which puts Arapsuyu on the list for people who want to live near the university.
  • People who want to live near the sea: The parts of the neighbourhood close to the coast have homes within walking distance of the beach.
  • Investors: Commercial activity, a central location and appeal to different tenant profiles (working people, students, families) make Arapsuyu interesting for letting. Remember that since 1 January 2024, short-term tourist rentals of homes require a permit from the Ministry of Culture and Tourism.
  • Commercial property buyers: Shops and offices on the main boulevards are a separate option for those considering investments beyond housing.
  • Foreign buyers: Foreign nationals can buy in Arapsuyu under the general rules of Turkish property law, with ownership transferred by title deed (tapu). If you plan to apply for a residence permit based on property ownership, check the current requirements and the list of neighbourhoods closed to new residence registrations with the Presidency of Migration Management before you buy.

Housing in Arapsuyu

Buildings of different ages and types stand side by side in Arapsuyu. Because it is a long-established area, you will see older apartment blocks alongside renovated and rebuilt ones.

Property typeMain advantageCheck in particular
Apartments on the boulevardsDirect access to transport and shops, commercial use on lower floorsTraffic noise, parking, impact of commercial units in the building
Apartments on side streetsQuieter living, close to the centreBuilding age, earthquake resistance, lift and maintenance
Complexes and new buildsPool, parking, designed to current regulationsService charge (aidat), occupancy permit (iskân), type of title deed

One of the most important factors in the value of a flat in Arapsuyu is its micro-location: facing a boulevard or on a side street, proximity to the beach and parking can make a clear difference between two flats in the same neighbourhood. I cover this in detail in the Konyaaltı home prices guide.

Daily Life in Arapsuyu

Shopping and social life

Arapsuyu offers a wide choice, from everyday shopping to large stores. The 5M Migros shopping centre on Atatürk Boulevard is one of the neighbourhood's main shopping and meeting points. Restaurants, cafés and service businesses cluster along the boulevards and around Kuşkavağı Caddesi.

Activities for families

The Antalya Aquarium on Dumlupınar Boulevard is a well-known attraction, especially for families with children. The walking and cycling paths of Konyaaltı Beach are also easy to use from the parts of the neighbourhood near the coast.

Education

There are private schools, tutoring centres and student dormitories in the neighbourhood. Enrolment at state schools is based on your registered address, so if a particular school matters to you, check the catchment area for the home's address in advance.

Healthcare

The best-known hospital near Arapsuyu is Akdeniz University Hospital in the Pınarbaşı neighbourhood. There are also various private healthcare providers in the neighbourhood.

Getting Around from Arapsuyu

Arapsuyu has two of the district's important arteries: Atatürk Boulevard and Dumlupınar Boulevard. There are municipal bus stops on Atatürk Boulevard. The Varsak–Müze light rail line runs along Dumlupınar Boulevard and connects to Akdeniz University Hospital and the bus station area; where you can join the line from Arapsuyu depends on your street.

Being near the main boulevards is an advantage, but traffic and parking can be difficult at peak times. If you drive, make sure you are clear about the building's parking before you buy.

What to Check Before Buying in Arapsuyu

  • Building age and earthquake regulations: Turkey's current Building Earthquake Regulation came into force on 1 January 2019. As Arapsuyu has buildings from different periods, find out the building permit date and, for older buildings, get an engineer's opinion if needed.
  • Urban regeneration status: In older buildings, ask whether the owners have decided on redevelopment or are in talks with a contractor.
  • Impact of commercial units: In buildings with restaurants, cafés or shops on the lower floors, consider smells, noise and opening hours.
  • Service charges and shared costs: In complexes, find out what the service charge covers; in apartment buildings, ask whether there is a reserve fund or planned spending for major repairs such as the lift or roof.
  • Zoning and nearby development: For sides of the building where views or light matter, ask the municipality about the zoning of the plots opposite.
  • General checklist: For the other steps, see 25 things to know before buying a home in Konyaaltı.

Selling Your Home in Arapsuyu

Buyers in Arapsuyu focus on criteria such as a central location, transport and proximity to the beach. Clearly stating the position relative to the boulevard and the beach, the parking situation, building age and occupancy permit in your listing builds buyer confidence. Flats on a boulevard and those on side streets may appeal to different groups of buyers, and pricing should reflect this.

Frequently Asked Questions

Where is Arapsuyu?

Arapsuyu is a neighbourhood in the Konyaaltı district, connected to the city centre by main boulevards. Atatürk Boulevard, Dumlupınar Boulevard and Kuşkavağı Caddesi are among its best-known addresses, and the Antalya Aquarium and the 5M Migros shopping centre are also in Arapsuyu.

Is Arapsuyu close to the beach?

Part of the neighbourhood is close to the coast, and from there you can walk to the sea. Further inland, however, the distance to the beach increases, so the actual distance needs to be checked for each property.

Is Arapsuyu a good place to invest?

A central location, commercial activity and appeal to different tenant profiles make Arapsuyu attractive to investors. Still, purchase price, building age, micro-location and rental demand should be weighed together.

What should I keep in mind when selling my home in Arapsuyu?

Choosing the right comparables is the most important step: a flat on a boulevard and one on a side street should not be valued at the same price. Write to us on WhatsApp for a free preliminary valuation.
