Sarısu, Konyaaltı: Neighborhood Guide for Buyers
Sarısu is a neighborhood at the western end of Konyaaltı, Antalya, that has grown rapidly in recent years with new residential projects. Located just behind the Sarısu coast, the picnic area and the Tünektepe cable car that share its name, Sarısu has become an area more and more buyers look at when they want nature nearby, newer buildings and complexes with pools. In this guide I cover Sarısu in detail: location, housing types, daily life, transport and the checks worth making before you buy or sell.
In my existing Konyaaltı Neighborhoods Guide I outlined the district's best-known neighborhoods. Sarısu was not covered there, and this page fills that gap.
Where Is Sarısu?
Sarısu lies in western Konyaaltı, south-west of Hurma. One detail needs clarifying: Sarısu Public Beach, Sarısu Women's Beach and the Sarısu picnic area – the places most people think of when they hear "Sarısu" – take their names from this area but are administratively within the neighboring Liman. The Sarısu neighborhood itself is a mainly residential area behind that stretch of coast.
Akdeniz Bulvarı, the Antalya Western Ring Road (Batı Çevre Yolu) and the Kumluca–Kemer road towards Kemer all pass through the neighborhood. This makes Sarısu Konyaaltı's western gateway, with links both to the city centre and towards Kemer.
Sarısu's Growth in Numbers
What sets Sarısu apart from other neighborhoods is the speed of its growth. That is roughly a thirteenfold increase, showing that most of the homes here were built in the last fifteen years.
Rapid development has two sides. On the one hand, new buildings, modern complex facilities and current construction standards stand out; on the other, construction is still going on and infrastructure and local amenities are still developing in some streets.
Who Is Sarısu a Good Fit For?
- Buyers who want a newer building: since most of the housing stock is recent, it is relatively easy to find a flat built to current standards.
- Nature lovers: being close to the Sarısu coast, the picnic area and Tünektepe is a real plus if you enjoy walking, cycling and picnics.
- Young families: complexes with pools and playgrounds are worth considering for families looking for a calmer setting.
- Investors: there are options for buying new property in a developing area, though the high level of supply should be taken into account.
- Foreign buyers: some complexes in the neighborhood are marketed specifically to international buyers.
Housing in Sarısu
Most homes in Sarısu are in gated complexes with pools ("site" in Turkish) and apartment buildings constructed in recent years. Shared pools, covered or open parking, security and landscaped common areas are common. You will find everything from one-bedroom flats (1+1) to larger family apartments.
In a neighborhood full of new projects, compare prices by looking at delivery status (completed or under construction), title deed type, complex facilities and service charges together. Two projects on the same street can differ noticeably in build quality and management. For the factors that drive prices, see my Konyaaltı Home Prices Guide.
Daily Life in Sarısu
Coast and nature
Sarısu's greatest strength is its closeness to natural areas. The Sarısu picnic area, within neighboring Liman, with its picnic and barbecue spots, playgrounds and walking and cycling paths, is used often by local residents. The Sarısu beaches and the western part of Konyaaltı Beach are also nearby. The lower station of the cable car up to Tünektepe is in this area; check whether it is operating before you go.
Shopping
There are supermarket chain branches in the neighborhood and basic needs can be met. Compared with more established neighborhoods such as Hurma or Liman, however, commercial life is more limited, and for wider shopping you may need to go to neighboring areas.
Schools and healthcare
For other school levels and health facilities you may need to look at surrounding neighborhoods. School places depend on your registered address, so families should check the assigned school and the nearest family health centre (aile sağlığı merkezi) address by address before moving.
Getting Around from Sarısu
For drivers, Sarısu is well placed: Akdeniz Bulvarı leads to eastern Konyaaltı and the city centre, the Western Ring Road to the north of the city, and the Kumluca–Kemer road towards Kemer.
Public transport relies on buses; there is currently no tram line running inside Konyaaltı. If you will depend on public transport every day, check the distance from the complex to the nearest stop and the frequency of services on site.
What to Check Before Buying in Sarısu
- Nearby construction: building work is ongoing, so an open view today may be blocked later, and there may be dust and noise for a while. Ask the municipality about the zoning status of neighbouring plots.
- Buying off-plan: for projects under construction, carefully review the developer's track record, the contract terms, the delivery date and the title deed process.
- Construction servitude and occupancy permit: in new buildings, check whether the occupancy permit (iskân) has been issued and whether the title deed (tapu) has been converted from construction servitude (kat irtifakı) to full condominium ownership (kat mülkiyeti).
- Distance to main roads: buildings close to the Western Ring Road and the Kemer road may experience traffic noise.
- Rainwater: as of 2026, ASAT, the metropolitan water and sewerage authority, is building stormwater lines to reduce standing water in several neighborhoods including Sarısu. Ask whether the street has had water build-up during rain.
- Service charges and management: the pool, security and garden maintenance determine the service charge (aidat). In new complexes, fees may not yet have settled in the first years.
Foreign nationals can generally buy property in Turkey and hold the title deed in their own name; residence permit rules should be checked as they stand at the time of purchase. You can follow the steps of the purchase process in my guide Buying Property in Konyaaltı: From First Meeting to Title Deed and estimate title deed costs with the Title Deed Fee Calculator.
Selling Your Home in Sarısu
Owners selling a resale flat in Sarısu often compete for the same buyers as brand-new projects. That is why it is important to show clearly what your flat offers over a new project: immediate handover, established complex management, known service charges and finished landscaping. A realistic price range and good presentation directly affect how long the sale takes.
