Konyaaltı Real Estate Agent: Şeref Karaca, RE/MAX Doors

Konyaaltı Real Estate Agent: Şeref Karaca, RE/MAX Doors

Whether you want to sell your home in Konyaaltı or buy one here, one of your first decisions is who to work with. The right real estate agent does more than show listings: they set a realistic price, filter out time-wasting enquiries and follow the process all the way to the title deed transfer. On this page I want to explain clearly who I am, what I do for sellers and buyers, and how working together goes.

Who Is Şeref Karaca?

I am Şeref Karaca, a real estate consultant with RE/MAX Doors. My office is on Anadolu Caddesi in the Altınkum neighbourhood of Konyaaltı. Although I work across Antalya, Konyaaltı is the focus of my work: I follow its neighbourhoods, its building stock and its buyer profiles closely.

My approach is built on transparent communication, data-based pricing and regular updates. You can read more on the About Şeref Karaca page.

What I Do for Sellers

For owners in Konyaaltı who want to sell, the process starts with a free valuation. Together we go through these steps:

  • Free valuation: I assess your home not just by square metres but by micro-location, building age, floor, orientation, view, complex amenities and comparable homes nearby. You can request one on the Free Property Valuation page.
  • Pricing: A price clearly above the market can leave a home unsold for a long time, while a price set too low can cost you money. The goal is a realistic price range that can be explained.
  • Marketing: Professional photos and video, drone footage where suitable, carefully written listings; property portals, social media, partnerships within the RE/MAX network and my own buyer contacts.
  • Buyer screening: Not every caller is a real buyer. I pre-qualify enquiries and arrange viewings only with people whose intention and budget fit, so your home is not opened to casual visitors.
  • Negotiation: We review offers together, and I manage the discussions between the parties.
  • Title deed and official procedures: I follow the process from document preparation to the title deed (tapu) transfer.

Throughout the sale I share enquiries, viewings and buyer feedback with you regularly, and we decide together, based on that data, whether a price change is needed.

What I Do for Buyers

  • We clarify your budget, the number of rooms you need, preferred neighbourhoods and your moving timeline.
  • I prepare a shortlist by screening not only my own portfolio but suitable listings across the market and properties in the RE/MAX network.
  • During viewings I share my observations on the building, common areas, orientation and surroundings.
  • I compare prices with similar homes and represent you in offers and negotiation.
  • We go through checks such as the title deed, occupancy permit (iskan), compulsory earthquake insurance (DASK) and the monthly complex fee (aidat) together.

If you are looking for an apartment, my Apartments for Sale in Konyaaltı page, organised by area and apartment type, is a good place to start.

Buying from abroad

Foreign nationals can generally buy residential property in Turkey and hold the title deed in their own name, apart from certain military and security zones. Owning a home can also be a basis for applying for a short-term residence permit, but the criteria are set by the authorities and change over time, so always check the current rules before you buy. I can coordinate viewings, documents and the land registry appointment; please write to me on WhatsApp in English and I will reply in writing.

Why a Local Agent Matters in Konyaaltı

Neighbourhoods are very different

Seaside neighbourhoods such as Liman, Altınkum and Gürsu, areas known for residential complexes such as Hurma and Uncalı, and neighbourhoods close to the centre and main roads such as Öğretmenevleri, Pınarbaşı and Arapsuyu do not appeal to the same buyer. Even within one neighbourhood, distance to the sea, the street and the building age change the price. My Konyaaltı Neighborhoods Guide compares them in detail.

Building and document checks matter

Konyaaltı has buildings from many different periods. Whether the title deed is a full condominium deed (kat mülkiyeti) or a construction-servitude deed (kat irtifakı), the occupancy permit, which earthquake regulation applied when the building permit was issued (Turkey's current Building Earthquake Regulation came into force on 1 January 2019), the DASK policy and the complex fee all affect both seller and buyer. Clarifying these before a sale prevents surprises at the land registry.

The right comparables, the right price

Prices on listing sites are what sellers are asking. An agent who follows the area can select truly comparable homes and explain why a price sits where it does.

What to Look for When Choosing an Agent

There are many estate agencies and consultants in Konyaaltı. Whoever you work with, I suggest getting clear answers to these questions at the first meeting:

  • Which comparable properties is the suggested price based on, and why are they comparable?
  • On which channels, and with what photos and text, will the home be marketed?
  • How often, and how, will you be updated on enquiries and viewings?
  • How are prospective buyers screened before a viewing?
  • Are the title deed, occupancy permit and complex fee checked before the home goes on the market?

Feel free to ask me the same questions; I explain my working method in detail at our first contact.

How Working Together Goes, Step by Step

  • 1. First contact: We discuss your goal and timeline by WhatsApp message or at the office in Altınkum.
  • 2. Analysis: If you are selling, I see your home and prepare a valuation; if you are buying, I draw up a shortlist based on your criteria.
  • 3. Plan: We agree on the asking price and marketing plan, or on which apartments to view.
  • 4. Viewings and feedback: I organise viewings and share the results with you.
  • 5. Offer and negotiation: I review offers and work towards an agreement between the parties.
  • 6. Title deed and handover: I follow document preparation, the land registry appointment and handover.

Frequently Asked Questions

Do I have to pay for a valuation of my home?

No. The initial valuation is free for property owners in Konyaaltı and Antalya. Just send the details of your home on WhatsApp.

Do you only work in Konyaaltı?

Konyaaltı is the focus of my work and my office is in Altınkum, but I also advise on properties in other districts of Antalya.

As a buyer, will I only see your own listings?

No. When preparing a shortlist I also screen suitable listings across the market and properties in the RE/MAX network; the aim is to find the apartment that best fits your criteria.

How long does a sale take?

It depends on price, location, condition and market conditions, so I would not promise a fixed time. Realistic pricing and the right marketing help shorten the process.

I do not speak Turkish. Can we still work together?

Yes. Please write to me on WhatsApp rather than calling; I reply in writing. For legal matters, I recommend also consulting a lawyer who can advise you in your language.
