Döşemealtı Real Estate Agent: Şeref Karaca, RE/MAX Doors

Döşemealtı Real Estate Agent: Şeref Karaca, RE/MAX Doors

Döşemealtı is one of the first districts that comes to mind in Antalya for detached houses, villas and land. Large plots, villas in gated communities, flats in the district centre and agricultural land all exist within the same district, so valuing a property and transacting with the right documents here requires more checks than buying a flat in the city centre. On this page I explain how I support people who want to sell, buy or let a villa, detached house or land in Döşemealtı.

Who Will You Be Working With in Döşemealtı?

I am Şeref Karaca, a real estate consultant with RE/MAX Doors. My office is in Altınkum, Konyaaltı, and I also work with property owners and buyers in Döşemealtı on sales and lettings. Through the RE/MAX network I can also offer my clients access to listings in Döşemealtı and cooperation with other consultants.

With villas and land, documents matter as much as price; in our first conversation I explain which checks we will carry out together. You can read more on the About page.

What to Watch Out for in Döşemealtı

Neighbourhoods serve different needs

Villa areas close to nature such as Yeşilbayır and Düzlerçamı; flats and commercial areas in and around the district centre, Yeniköy; areas with a growing number of new villa projects such as Bahçeyaka and Altınkale; and neighbourhoods with large plots and agricultural land such as Kovanlık, Çığlık and Karaman appeal to very different buyers. My Döşemealtı Real Estate Guide series covers these differences in detail.

Building permit, occupancy permit and title deed for villas

Always check whether the villa was built according to its building permit, whether it has an occupancy permit (iskân), and whether the title deed is registered as full condominium ownership, construction servitude or a detached building on its own plot. If a pool, enclosed area or extra floor added later is not reflected in the permit, both mortgage use and a future sale can become difficult.

Zoning status and shared title deeds for land

The value of a plot depends largely on its zoning status: whether it is zoned for housing, how many floors and how much building area it allows (TAKS and KAKS), and whether it has road frontage. Zoning status should be obtained officially from the municipality. With land on a shared title deed (hisseli tapu), buying before the position of the co-owners and the possibility of subdivision (ifraz) are clear is risky.

Legal restrictions on agricultural land

Fields and orchards also change hands frequently in Döşemealtı. Subdivision and shared sales of agricultural land are restricted under Law No. 5403 on Soil Conservation and Land Use, and whether a house may be built on such land is a separate permit matter. For these purchases, information should be obtained from the land registry office, the municipality and the provincial agriculture directorate.

Infrastructure and daily life

For detached living with a large garden, infrastructure such as natural gas, sewerage, a mains water connection and a well permit for irrigation affects both comfort and value. As the district covers a large area, transport and the need for a car should also be considered from the start.

For Owners Who Want to Sell a Villa or Land in Döşemealtı

  • Free preliminary valuation: I assess your villa or land by neighbourhood, plot size, zoning status, construction quality and comparable sales nearby. You can request one on the Free Property Valuation page.
  • Document preparation: Before listing, we clarify building permit, occupancy permit, zoning status and title deed records, so the answers to buyers' questions are ready from the start.
  • Marketing: Professional photos and video, drone footage for suitable properties, a carefully written listing, property portals, social media, the RE/MAX network and my own buyer database. With buyers living abroad I can communicate in writing in English and Russian.
  • Buyer screening and negotiation: I arrange viewings with candidates whose budget and intention match, and we assess offers together.
  • Title deed process: I follow everything from document preparation to the title deed transfer.

Frequently Asked Questions

Your office is in Konyaaltı; do you also work with properties in Döşemealtı?

Yes. I work with property owners and buyers in Döşemealtı on sales and lettings. I come to the property for valuations and viewings.

Should I buy a villa or buy land and build?

Both have advantages. A ready villa saves time and the cost is known from the start; buying land and building leaves the design to you but brings permit, construction time and cost risks. We can assess the options together based on your budget and timeline.

How do I find out the zoning status of a plot?

Zoning status is obtained officially from the municipality responsible for the plot. I recommend deciding based on the official document rather than the listing text, and I can guide you through the enquiry.

Is it safe to buy a share of agricultural land?

Shared sales and subdivision of agricultural land are subject to legal restrictions, and separating your own share of jointly owned land is not always possible. Before deciding on such a purchase, I recommend consulting a lawyer and the relevant authorities.

How can I find out what my villa is worth?

Simply send me the address, plot and building size, number of rooms, year of construction and features such as pool and garden on WhatsApp. The preliminary valuation is free; if needed, I visit the property to refine it.
