Uncalı, Konyaaltı: Neighborhood Guide for Buyers
Uncalı is a neighbourhood of Konyaaltı, Antalya, known for its residential complexes, its family-oriented atmosphere and its links to the main roads in the inland part of the district. Unlike the neighbourhoods on the seafront, daily life in Uncalı revolves less around the beach and more around schools, healthcare, shopping and the commute to work. In this guide I look at Uncalı in detail, from a real estate consultant's point of view: lifestyle, housing stock, transport, and buying or selling a home here.
If you would like to compare all of Konyaaltı's neighbourhoods side by side, start with the Konyaaltı Neighbourhoods Guide. This page focuses on Uncalı alone.
Uncalı: Location and Character
Uncalı is one of the official neighbourhoods (mahalle) of Konyaaltı and lies in the mainly residential part of the district, back from the coastline. Shops, pharmacies and service businesses line the main streets, while the side streets are made up of apartment buildings and gated complexes with pools. Üniversite Caddesi and Çamlık Caddesi are among the addresses you will come across most often here.
In short, Uncalı is about settled family life. Instead of a tourist beach scene, you will find school buses, neighbourhood grocery shops and complex living. That said, Uncalı is not uniform: some parts have older apartment blocks, others have complexes built in recent years. So when we talk about "a home in Uncalı", expect clear differences from one street and one building to the next.
Who Is Uncalı Suitable For?
- Families with children: Playgrounds, pools and security within complexes, along with access to schools and healthcare, are what families look at most when considering Uncalı.
- Healthcare workers and academics: Akdeniz University and Akdeniz University Hospital are located in Konyaaltı's Pınarbaşı neighbourhood, on Dumlupınar Boulevard. For people working there, neighbourhoods in this part of the district naturally come up.
- Long-term residents and retirees: Quiet streets and everyday amenities close by matter if you are looking for a home to live in for many years.
- Investors: Tenants in Uncalı are mostly families and working professionals, which favours long-term letting. Since 1 January 2024, renting out a home for tourism purposes for up to 100 days at a time in Turkey requires a permit from the Ministry of Culture and Tourism, so factor this in before buying if you plan short-term rentals.
- Foreign buyers: Uncalı has a mostly local, residential feel. Foreign nationals can buy property here subject to the general rules of Turkish law; the purchase is completed with the title deed (tapu) at the land registry office. If you plan to apply for a residence permit on the basis of property ownership, check the current requirements and the list of neighbourhoods closed to new residence registrations with the Presidency of Migration Management before you buy, as these change over time.
Housing in Uncalı: Complexes, Apartment Buildings and New Builds
It helps to think of the housing options in Uncalı in three groups. Each has its own advantages and its own points to check.
| Property type | Main advantage | Check in particular |
|---|---|---|
| Complexes with pools and shared facilities | Security, pool, parking, communal space for children | Monthly service charge (aidat), management plan, upkeep of shared areas |
| Stand-alone apartment buildings | Usually lower service charges, closer to main streets | Building age, lift and parking, compliance with earthquake regulations |
| Recently completed or under-construction projects | Designed to current regulations, modern layouts | Building permit, occupancy permit (iskân), whether the title deed is kat irtifakı or full kat mülkiyeti |
More facilities in a complex do not automatically mean higher value. The annual cost of pools, landscaping and security is reflected in the service charge, so work out whether that cost fits your budget in the long run. In stand-alone buildings the service charge is usually lower, but the age and technical condition of the building become far more important.
Daily Life in Uncalı
Healthcare
For primary care, the Uncalı Family Health Centre (Aile Sağlığı Merkezi) is located in the neighbourhood. For hospital care, the best-known institution in this part of the district is Akdeniz University Hospital in Pınarbaşı. I have listed other healthcare facilities in the district in the Konyaaltı healthcare guide.
Schools
There are private schools in and around Uncalı. Enrolment at state schools is based on your registered address, so the school your child attends depends on the address of the home you buy. If a particular school is a priority, check its catchment area before you start viewing homes.
Shopping and the local market
Everyday shopping is largely covered by grocery stores and shops within the neighbourhood. In 2018, Konyaaltı Municipality announced that it had signed a protocol to build a covered neighbourhood market in Uncalı; it is worth checking its current status and market days locally.
Parks and open space
There are municipal parks in the neighbourhood, but much of the open space is in the gardens and communal areas of the complexes themselves. People who want to spend time by the sea go to Konyaaltı Beach by car or public transport.
Getting Around from Uncalı
One of Uncalı's key advantages is its connection to the main roads in the inland part of the district. Antalya's Varsak–Müze light rail line runs along Dumlupınar Boulevard, passing the bus station area and Akdeniz University Hospital before reaching Müze; the section to Müze has been in service since 2021. How easily you can reach this line and the bus stops from Uncalı depends very much on your street.
For drivers, proximity to the main boulevards is an advantage, but traffic noise should be taken into account for flats facing a main road. For more on routes and lines, see the Konyaaltı transport guide.
What to Check Before Buying in Uncalı
- Building age and earthquake regulations: Turkey's current Building Earthquake Regulation was published on 18 March 2018 and came into force on 1 January 2019. The date of the building permit gives a clue as to which regulation the building was designed under; for older buildings, ask a qualified engineer for an assessment if needed.
- Occupancy permit (iskân): Always ask whether the occupancy permit has been issued, especially for new buildings.
- Service charges and management: Find out what the service charge covers, recent increases and whether there are any arrears.
- Distance to main roads: Balance convenience against noise; the direction the flat faces matters here.
- Zoning: Ask the municipality's zoning department what could be built on nearby empty plots, so that your expectations about views and density are realistic.
- Title deed details: The type of title deed (kat mülkiyeti or kat irtifakı) and any annotations or mortgages should be checked before purchase.

Selling Your Home in Uncalı
Many buyers in Uncalı are families planning to stay for a long time. They ask detailed questions about schools, healthcare, parking, service charges and building age. Having the occupancy permit, a service charge statement and information about the complex's facilities ready in advance speeds up the sale.
When setting the right price, the most reliable comparables are similar flats in the same complex or on the same street; a neighbourhood average alone can be misleading. You can request a free property valuation to find out your home's current market value, and read how the process works on the I Want to Sell My Home page.
